This villa is perfect for families traveling together or some large groups of friends. It’s probably the best-positioned estate in Tuscany: it is equidistant from all the most important cities and landmarks of the region, close to Liguria (one hour and a half) and Portofino (two hours and a half), less than an hour from both international airports and a stone throw from a number of villages, towns, markets, restaurants and even the thermal town of Montecatini Terme. Due to the location, this one is perfect for those interested in visiting many Tuscany cities as well as the rest of Italy: its train station is luckily located on the line connecting the two opposite sides of Italy, so from the nearby train station of Montecatini, we have these connections: Florence, Lucca, Viareggio, Forte Dei Marmi, Pisa, Milan, Venice, Naples, Rome. If the visiting group includes teenagers, Montecatini Terme, nearby, offers a number of bars and discotheques. Every Thursday, Friday, Saturday, and Sunday starting from 7 pm, teenagers gather in the center of town and listen to live music or hang out in bars, safely. There are four discotheques for youngsters as well and we can help get them at the disco and/or put them in contact with the local PRs. The villa features air-conditioning in each bedroom and a heated pool that outreaches 34° C, so it’s also perfect for rentals out of peak season. Featured in the Real Housewives of Beverly Hills as the Tuscan escape, it’s been the location of two episodes. The Park of Pinocchio is twenty minutes away, beach clubs of northern Tuscan Riviera are less than fifty minutes away, and all around lie pedestrian villages (Montecatini Alto being the best one) where parents can eat, relax and watch their little ones run with the Tuscan ones and no fear of cars.
Airy, stylish, and perfect for families, this countryside villa is one elegant contamination of Tuscany and Provence design. Whereas wooden beams and cotto pavements come straight from the local tradition, the colors palette and its architecture tell a different story: once two adjacent houses belonging to a brother and a sister, in 1900, this house has been completely restored in 2006 and converted into one big two-stories country villa by its new owner, a businessman with a beautiful family and four children with the help of Architect Bonan, the powerful force behind the J.K. Place Hotel in Florence. All the living areas, including a formal living room, two minor sitting rooms, one dining room, a kitchen, and a covered patio just outside of the rustic kitchen, have been placed on the ground floor, while all the bedrooms are on the upper floor, apart from a small bedroom with ensuite bathroom for staff or guests with physical challenges. Extremely easy to navigate, the house oozes happiness, and one can really see families spending a great time here: ratings of the property are some of the highest in our collection. The house is filled with light and surrounded by roses of different varieties, olive trees, and vineyards. Because of his children, the owner has placed the swimming pool behind a bush and at a distance from the façade of the house, which makes it perfect in the case of small children. The pool itself is a wonder: heated, up to 30C during the hottest months, it’s surrounded by nature and olive trees, just like in Bertolucci’s movie “Stealing Beauty”. Due to its peaceful, soothing atmosphere, we count many Yoga enthusiasts among our more frequent guests. The territory where the estate is located is Montalbano, the stretch of land between Florence and Leonardo da Vinci’s hometown, minutes from the natural springs of Grotta Giusti and Montecatini Terme, and about thirty minutes from both Florence and Lucca.

TERMS OF PAYMENT
A deposit shall be paid for confirmation and it’s 50% of the rental plus taxes.
Balance must be paid a maximum of 90 days prior to arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance).
CANCELLATION
Bookings canceled 91 days (or more) prior to arrival are subject to a 50% cancellation charge.
Bookings canceled 90 days (or less) prior to arrival are subject to a 100% cancellation charge.
The same provisions, as to the calculation of penalties, will apply to requests for Rental date change.
House rules
All credit card holders must be aged 21 years and older at check-in. Saturday to Saturday bookings only. According to Italian law (ART. 109 – TULPS), the owners and/or managers of any touristic structure must register their guests with the authorities before allowing access to the facilities. In order to facilitate the registration process, you will be required to provide complete contact details (name, last name, address, telephone number etc.), a copy of the passport, and the authorization to hold these details in accordance with law (D. Lgs. 196/2003) on privacy protection, prior to your arrival at the property. This information cannot be used to promote, sell, or solicit any service or product to you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
