This 3000 square meters estate was a farming village passed between wealthy Tuscan families for centuries, populated by sharecroppers who worked the surrounding farmland for their livelihood – as the first trace in history, a tax and land audit from 1318 about the hamlet has been found. Thick stone walls, terracotta tiled floors, exposed wooden beams, and fireplaces: located in a panoramic position, the estate includes twenty-two bedrooms arranged around its central square, allowing it to function as its own community.

Gathering spaces include a formal dining room and outdoor dining terrace, a living room with grand piano and study, media room, library, bar, conference facility and a ballroom accommodating up to seventy guests, a cantina and wine tasting room, a professional teaching kitchen, an interior arcaded courtyard, extensive lawn and garden spaces with various shaded benches and a gazebo. Recreational facilities also include a 60-foot oval swimming pool, a fully equipped gym, spa, tennis, basketball, and a boules court. Individual suites are ample, luxurious, and private, while the public spaces are intended to encourage coming together in all the forms that might take: such gatherings most often include family reunions and special get-togethers, academic reunions, and retreats for groups united by special interests such as wine, cooking, art, architecture, music, history, biking or other athletic pursuits. It also serves as a place for corporate retreats and team building. Outside, there’s a dining terrace, barbecue, pizza oven, a heated swimming pool with an external bar, and a wellness center complete with a gym and sauna. Possible activities include hiking, horse riding, and cycling: the concierge can help guests with activity reservations, while the local staff can work with you to create a custom culinary experience.

A manicured lawn and large shade trees introduce this ancient borgo, located a few minutes from several well-known villages that make the Chianti region and the Val D’Orcia area so famous. The home design approached research in the historical context, resulting in a classic style with quality washed wooden boards and terracotta floors. Vaulted wood-beamed ceilings lend a rustic feel to the interiors.

This estate is composed of an eight-hundred-year-old village of ancient farmers, completely restored and combined with contemporary touches. Aesthetically, the house recalls traditional typologies — for instance, the garden with a vista over the rolling hills around the small village of Buonconvento, which recalls the idyllic image of Tuscany — as well as traditional materials including marble, wood, and stone locally sourced. Textiles from local artisans like the carpets from Siena and Carrara marble in the bathrooms have been used all over. Contemporary yet very comfortable, this is a classical, elegant retreat full of light and a welcoming vibe, blending traditional and modern Tuscan Architecture.

There are 50 meters to reach the main villa from the parking spot and 10 steps to enter the property. The estate features 5 buildings, the main one with 3 levels, dependence 1 and 2 feature 1 level only each, and dependence 3 and 4 feature 2 floors. The swimming pool is accessed through 20 steps or by walking around on the grassy portion of land, 100 meters from the main building.

TERMS OF PAYMENT

A deposit shall be paid for confirmation and it’s 50% of the rental plus taxes.
Balance must be paid a maximum of 90 days prior to arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance).

CANCELLATION 

Bookings canceled 91 days (or more) prior to arrival are subject to a 50% cancellation charge.
Bookings canceled 90 days (or less) prior to arrival are subject to a 100% cancellation charge.
The same provisions, as to the calculation of penalties, will apply to requests for Rental date change.

All credit card holders must be aged 21 years and older at check-in. Saturday to Saturday bookings only. According to Italian law (ART. 109 – TULPS), the owners and/or managers of any touristic structure are required to register their guests with the authorities prior to allowing their access to the facilities. In order to facilitate the registration process, you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details in accordance with law (D. Lgs. 196/2003) on privacy protection, prior to your arrival at the property. This information cannot be used to promote, sell, or solicit any service or product to you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
