Villa Tosco is nestled into the hillside in a beautiful, secluded location, surrounded by olive trees and just a short 5-minute drive from Cortona. Recently renovated in a style that retained the original character of the villa, with its traditional wooden beams, terracotta floor tiles, and large open stone fireplace, but also incorporated simple but luxurious touches in the decor of the six bedrooms and six bathrooms. Spread over three floors, the ground floor has a small sitting area, three double bedrooms all with ensuite bathrooms, and a recreation area offering gym facilities, a spa, and a sauna.

On the first floor, there is a small kitchen with a large oven and dishwasher, a dining room, and a living room with its original stone fireplace where you can cozy up with a glass of wine. There are two additional bedrooms, one double and one single, with a shared bathroom. The top floor has a double bedroom with a bathroom.

Outside there is a wonderful outdoor kitchen area, equipped with a wood fire oven, BBQ, sink, and a dining area with magnificent views of the surrounding hills. There is a spacious garden, terrace, lounging area, and an infinity pool positioned above the house where you can again take in the views of the surrounding Tuscan landscape while enjoying the absolute privacy of the property, fully immersed in nature.

ADDITIONAL INFORMATION:

HEATING – Heating is available on consumption and must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in the low season, make sure to ask for an estimate of the heating cost. You may be asked a supplementary deposit for heating expenses.

WATER AND ELECTRICITY – Please note that most of the properties that we offer are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.

Cancellation

Cancel up to 60 days before your trip and only pay 30% of the total accommodation fees for the reservation.
Cancel within 60 days of the trip and the reservation is non-refundable.

All credit card holders must be aged 21 years and older at the time of booking. According to Italian law (ART. 109 – TULPS), the owners and/or managers of any touristic structure are required to register their guests with the authorities before allowing their access to the facilities. To facilitate the registration, process you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details by law (D. Lgs. 196/2003) on privacy protection, before you arrived at the property. This information cannot be used to promote, sell, solicit any service or product to you and is required only for the individual responsible for the rental agreement. For late check-in (after 8 pm) an extra cost of 50,00 euros is required to be paid in cash upon arrival.
