The house, close to some evocative small villages characterized by narrow streets, is tastefully decorated, with handmade wooden furniture, and modern comforts such as wireless internet, air conditioning, and impressive views. Outside, there’s a terrace with a grill and pizza oven in traditional red bricks, a swimming pool, and cured garden and courtyard. The estate, featuring 20.000 square meters of exteriors, channels the Italian life that influences our imagination.

The surrounding landscape fades from green in the summer to shades of red and yellow during fall, the garden lawns are scented with flowers blossoming. The home design approach with research in the historical context results in a new-classic style with quality washed wooden boards and terracotta floors. Vaulted wood-beamed ceilings lend a rustic feel to the interiors. Elements of classic Tuscan residential architecture can be found, such as large arched windows with a garden view combined with contemporary touches, like the travertine marble design in the bathrooms. Aesthetically, the house recalls traditional typologies and traditional materials, including marble, wood, traditional red bricks, stone, and Cotto locally sourced. A contemporary influence, however, was the decision to include modern appliance-like induction burners for the kitchen. Contemporary yet very comfortable, this is a chic retreat full of light and welcoming vibes, blending traditional and modern Tuscan architecture.

• T.P.T (Travel Planning & Tax) fee applies for each booking; its amount is linked to the number of guests and it has a flat-rate value of €340. This amount guarantees the travel planning time, performed by a dedicated travel planner, the remote emergency service active 24/7, the check-in at 4 pm on arrival day, including property status control and its report, and the check-out at 10 am, featuring the property damage control at 8:30 am on check-out day, finally the detailed accounting of services ordered and the touristic taxes (flat-rate)

CANCELLATION 

• The deposit shall be paid for confirmation and it’s 50% of the rental plus taxes.
  Balance must be paid a maximum of 90 days before arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance)
• Bookings canceled 91 days (or more) before arrival are subject to a 50% cancellation charge.
  Bookings canceled 90 days (or less) before arrival are subject to a 100% cancellation charge.
  The same provisions, as to the calculation of penalties, will apply to requests for Rental dates change.
