The dining room and kitchen are on either side of a lovely working fireplace, and if one prefers to dine at home there is every imaginable type of cookware and utensil at the guest’s disposal. 6 adults and 2 children are the maximum number of guests this property can accommodate.

The exquisite property offers a tranquil retreat, set in a manicured garden with fragrant herbs, a plunge pool, and a fantastic atmosphere. On the ground floor, guests will find a large living area with plenty of seating for family and friends to gather. There is a flat-screen 42” television and DVD player as well as an iPod station. A large selection of DVDs to view as well as books and magazines are offered. The dining room and kitchen are on either side of a lovely working fireplace, and if one prefers to dine at home there is every imaginable type of cookware and utensil at the guest’s disposal. The house is composed of a living room (ground floor), a dining room (ground floor), one full bathroom with a standing shower (ground floor), two double bedrooms with ensuite bathrooms (first floor) each with one extra room that can be used as wardrobe/single bed/reading room and a double bedroom with en-suite bathroom (second floor) with freestanding bathtub with handheld shower.

There is a charming breakfast terrace just off the dining room for a leisurely morning cappuccino in the sun. In the rear of the house are a large garden, which is meticulously planted with cypress trees, a pomegranate tree, and various beautiful flowers. There is a vasca, which can be used as a plunge pool, as well as lounge chairs on the main terrace where guests can bask under the Tuscan sun. The location is perfect, as it combines both hills and Art cities proximity. A restaurant, a church, and a grocery shop can be all reached on foot from the property: this location gives guests the freedom of walking to everything, whenever guests want, at any time of the day. The area is also very safe, so that can kids can play while adults spend their vacation time sipping a nice glass of wine. Guests can really get immersed in an atmosphere of pure blessing and, although several other towns, cities, amazing spots are all around, guests will find themselves reluctantly wanting to leave. Blessed with beauty, wine, and an unparalleled artistic legacy, this area of Tuscany that covers partially the province of Florence, the entire one of Siena and some of the county of Arezzo, is an area that lives largely up to its fame and deserves it: its fabled rolling landscape has long been considered the embodiment of rural chic, a favorite of foodies and wine lovers, while its cities harbor a significant slice of the world’s Renaissance art.

• T.P.T (Travel Planning & Tax) fee applies for each booking; its amount is linked to the number of guests and it has a flat-rate value of €340. This amount guarantees the travel planning time, performed by a dedicated travel planner, the remote emergency service active 24/7, the check-in at 4 pm on arrival day, including property status control and its report, and the check-out at 10 am, featuring the property damage control at 8:30 am on check-out day, finally the detailed accounting of services ordered and the touristic taxes (flat-rate)

CANCELLATION 

The deposit shall be paid for confirmation and it’s 50% of rental plus taxes
Balance must be paid a maximum of 90 days prior to arrival and it consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance)

Bookings canceled 91 days (or more) prior to arrival are subject to a 50% cancellation charge.
Bookings canceled 90 days (or less) prior to arrival are subject to a 100% cancellation charge.
The same provisions, as to the calculation of penalties, will apply to requests of Rental dates change.

All credit card holders must be aged 21 years and older at check-in. Saturday to Saturday bookings only. According to Italian law (ART. 109 – TULPS), the owners and/or managers of any touristic structure are required to register their guests with the authorities prior to allowing their access to the facilities. In order to facilitate the registration, process you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details in accordance with law (D. Lgs. 196/2003) on privacy protection, prior to your arrival at the property. This information cannot be used to promote, sell, solicit any service or product to you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
