A Palladian-style villa, just 20 km from the world-famous, unique Venice, this property sits in a convenient position in the surroundings of Venice’s lagoon. The vast outdoor areas are part of a historic park today featuring a heated swimming pool, inserted in a beautifully manicured lawn between its original 17thcentury statues. The Brenta canal surrounds the property sinuously and constitutes a very valid way to reach the center of Venice without having to adapt to the timetables of the ferry boats: a water-taxi can easily carry guests to Venice, with its world-famous landmarks, Art expositions and starred restaurants, a perfect backdrop to this grand villa. Great interiors, spectacular historic furnishing and perfectly shaped alfresco areas: bedrooms are decorated in opulent style with high-quality materials, contemporary Rubelli fabrics and statues which lend an ancient touch. Interiors include 2 spacious living rooms with park vistas, a home theatre, a wine cellar, an office, and exclusively furnished bedrooms. The villa measures 670 square meters and it can comfortably accommodate a total of 18 guests in 9 bedrooms and 9 bathrooms.

The home design is approached with research in the historical context side by side with the archaeological superintendence of Venice, it results in an opulent style with precious and researched materials such as Carrara and
Siena marble, rare Venetian terracotta flooring and ancient oak, maple and fir wood. Wooden-beamed ceilings and restored 18th century Rezzonico chandeliers lend a noble and exclusive feel to the interiors. Elements of Italian aristocratic architecture, such as high ceilings, golden details and marble fireplaces are combined with contemporary usage of the living spaces, such as a home theatre and a gym.
Aesthetically, the house recalls historical typologies, as well as traditional materials including travertine, Carrara marble, Venetian terracotta, Vietri ceramics and high-end wood sourced from all over Italy.
A contemporary touch, however, is the professional kitchen. Built centuries ago yet very comfortable, this is an opulent retreat full of history and a solemn vibe, blending the comfort of a luxury retreat and the feeling of living in a museum.

The property is conveniently located on/close to a road connecting the estate to the city of Venice, making it a good fit for guests who want to be close to commercial activities and visit other destinations during their holiday. The villa is part of an estate containing a hotel and enjoys of its services, heated pool and restaurant included.

THE PRICE INCLUDES

• Daily à la carte breakfast including fresh orange and grapefruit juices, fresh fruit, pineapple, kiwi, melon, strawberries, raspberries, blueberries, fried eggs, soft-boiled eggs, eggs with bacon, selection of cold meats, selection of local cheeses, alpine butter, yoghurt, müesli, cakes, croissants and jams, served between 7am and 10am;
• Morning housekeeping service 2/3 people of staff 3 hours a day 7 days a week from 10am to 1pm;
• All linen are changed daily;
• Electricity (air conditioning) and Gas (heating) consumption is included. The resort offers the opportunity to privatize the swimming pool for special events, kindly note that the pool is shared with other guests of the resort, including those staying at the villa and the other two hotels.

THE PRICE DOES NOT INCLUDES

• The TPT (Travel Planning & Tax) fee applies to each reserved week or portion at €340 for every 8 guests booked. This amount includes (i) Travel planning for prime guest, (ii) Remote emergency service, (iii) Check-in with property status control, (iv) Check-out and property and damages control, (v) Detailed accounting of services, (vi) Daily tourist tax per person per night. As part of the booking process, a refundable deposit known as Advanced Provisioning Allowance (APA) is required to cover any extras and utilities during the stay. The APA is equal to 20% of the rental price. A mandatory Damage Deposit (DD) is equal to 10% of the rental price; VAT is not commissionable;

• Deposit shall be paid for confirmation, and it’s 50% of rental plus taxes
• Balance must be paid a maximum of 90 days before arrival, and it consists of 50% of rental plus 30% of gross rental (of which 10% for Damage Deposit and 20% of Refundable Advanced Provisioning Allowance)
• All services must be prepaid at least 30 days before arrival. Any services ordered after this deadline cannot be guaranteed and are subject to availability.
• All service orders must be placed and prepaid in on time to ensure that guests’ stay is as seamless and enjoyable as possible.

• Bookings cancelled 91 days (or more) before arrival are subject to a 50% cancellation charge.
• Bookings cancelled 90 days (or less) before arrival are subject to a 100% cancellation charge.
• The same provisions, as to the calculation of penalties, will apply to requests of Rental dates change.
• In the unlikely event that we modify a booking, the agency/customer will be able to choose between the available options among the following:
  – (I) Accept a replacement property of comparable quality for the same dates booked
  – (II) Accept an alternative property of inferior quality for the same dates booked, plus a credit note for the cost difference
  – (III) Accept a change of period of stay in the same property
• In the event of cancellation of Services, the following penalty fees will apply
  – 25% of the total amount for Services cancelled more than 61 days before the check-in date
  – 50% of the total amount for Services cancelled from 60 to 16 days before the check-in date
  – 100% of the total amount for Services cancelled from 15 days to the check-in date
