This apartment, immersed in Rome and its monuments, is set on the third floor of a historical palace facing the Colosseum, with views of the Arch of Constantine and the Ancient Roman Forum. The house offers four bedrooms decorated in elegant style, contemporary fabrics, and modern furnishing by Italian designers. The interiors include a spacious living room, a dining area, a well-equipped kitchen, and a master suite with three windows overlooking the most resonant monuments of Rome. All the most important historical and artistic landmarks are within walking distance of the building. Access

The property is located on the third floor of a historical palace, conveniently reachable by lift or there are 90 stairs to get to the house and all the apartment is on the same level. Mind that the property is located inside a pedestrian area closed on set hours to car traffic. Taxis and private drivers can avoid this restriction and are always able to get right in front of the main entrance. The pedestrian-only area is open to car traffic from 6 pm to 9 pm (Monday to Friday) and from 2 pm to 9 pm on Saturday and Sunday. Outside of this timing, the nearest meeting point with your local concierge is 70 meters away from the main entrance. This property is close to the heart of the action, this property is perfect for those who want to be near the monuments, restaurants, and bars and love living an authentic Italian experience in the Eternal City.

We recommend the traditional and famous Hostaria da Pietro with its arched exposed-stone ceilings, this place is a locally famous osteria (tavern) between the Romans. THE PRICE DOES NOT INCLUDE 

  • T.P.T (Travel Planning & Tax) fee applies for each booking, its amount is linked to the number of guests and it has a flat-rate value of €340 This amount guarantees the travel planning time, performed by a dedicated travel planner, the remote emergency service active 24/7, the check-in at 4 on arrival day, including property status control and its report and the check-out at 10 am, featuring the property damage control at 8:30 am on check-out day, finally the detailed accounting of services ordered and the touristic taxes (flat rate).

TERMS OF PAYMENT
  • The deposit shall be paid for confirmation and it’s 50% of the plus rental taxes
  • Balance must be paid a maximum of 90 days before arrival and consists of 50% of rental plus 20% of gross rental (of which 10% for Damage Deposit and 10% of Refundable Advanced Provisioning Allowance).
CANCELLATION TERMS
  • Bookings canceled 91 days (or more) before arrival are subject to a 50% cancellation charge.
  • Bookings canceled 90 days (or less) before arrival are subject to a 100% cancellation charge.

The same provisions regarding the calculation of penalties will apply to requests for Rental date change.

All credit card holders must be aged 21 years and older at check-in. Saturday to Saturday bookings only. According to Italian law (ART. 109 – TULPS), the owners and managers of any touristic structure must register their guests with the authorities before allowing access to the facilities. To facilitate the registration, the process you will be required to provide complete contact details (name, last name, address, telephone number, etc.), a copy of the passport, and the authorization to hold these details by law (D. Lgs. 196/2003) on privacy protection, before you arrived at the property. This information cannot be used to promote, sell, or solicit any service or product from you and is required only for the individual responsible for the rental agreement. Safety deposit by cash is collected on arrival.
